Pensacola: common questions
Do you work on the older wood-frame houses in North Hill and East Hill?
Yes. Pensacola's older homes need a careful hand: rotted trim and porch posts replaced to match, doors that have settled out of square, and repairs that look like they belong on a hundred-year-old house. We'll look at it and tell you plainly what it needs.
My Pensacola home still has a sloppy repair from Sally. Can you redo it?
We can. A lot of storm repairs around Pensacola were done fast and cheap in the weeks after. Tell us what was patched — fence, siding, trim, a door frame — and send a few photos, and we'll give you a written estimate to do it properly.
Do you cover the whole Pensacola area, or just inside city limits?
The whole area. Downtown and the historic districts, Cordova Park and Scenic Heights, and the unincorporated side of Escambia County — Warrington, Myrtle Grove, Ferry Pass — out to Perdido Key. If it has a Pensacola address, ask us.

Gulf Breeze: common questions
Salt air keeps eating the hardware on my Gulf Breeze house. What can you do?
Swap it for hardware that holds up better near the water. Rusted hinges, latches, screws and brackets are a constant on the Gulf Breeze peninsula. We replace what's failing and tell you what's worth upgrading before it goes too.
Do you work out past the city — Tiger Point, Midway, Oriole Beach?
Yes. We cover the whole peninsula, from the City of Gulf Breeze east through Tiger Point, Midway and Oriole Beach. If your HOA needs to approve exterior work, we'll give you what they usually ask for: a description of the work and the materials.
Is a bayfront Gulf Breeze home harder to work on?
Sometimes. Waterfront lots can mean tight access, flood-zone rules and more salt and moisture damage than a house a mile inland. We'll check what your city or county requires for the job and plan around it.
Milton: common questions
Can you repair an older wood-frame house in downtown Milton?
Yes. Milton's older homes from the lumber-town days often need rotted sills, siding and porch boards replaced, and doors and windows that have settled re-hung. We'll look at what's sound and what isn't before we quote.
I have acreage outside Milton. Do you do long fence runs and gates?
We do. Rural lots around Milton often need a long fence line repaired or replaced, a sagging gate rebuilt, or a run added around a yard or garden. Give us a rough length and photos and we'll write up an estimate.
Our Milton house took water when the Blackwater flooded. Can you help put it back?
We can help with the rebuild side: drywall, trim, doors and flooring-level repairs once it's dried out and safe. If the damage needs a licensed trade, like electrical, we'll tell you up front.

Crestview: common questions
Our Crestview subdivision house is ten years old and things are wearing out. Is that a handyman job?
Usually, yes. Builder-grade doors, hardware, fixtures and trim in Crestview's newer subdivisions tend to wear out around the same time. We can work through a whole list in one visit and quote it up front.
Does Crestview get storm damage, being so far inland?
Less surge, but the wind still reaches Crestview. Fences, shingles and loose trim are what usually go. If something came down in a storm, send photos and we'll tell you whether it's a repair or a replacement.
Can you do a move-out list before we leave Crestview on orders?
Yes. Patching, paint touch-ups, fixing doors and blinds, and fence repairs are the usual list before a PCS move. Send us everything at once and we'll quote it together so it's one visit.
Fort Walton Beach: common questions
Can you update a 1960s block house in Fort Walton Beach?
Yes. Fort Walton Beach has a lot of these, and they tend to need the same things: tired doors and trim, dated bathrooms and kitchens, and old fences. We can take on a single repair or a room-by-room update.
I own a rental in Fort Walton Beach. Do you do turnovers between tenants?
We do. With Hurlburt and Eglin next door, tenants come and go on orders, and the make-ready list is usually the same: drywall patches, paint, doors, blinds, a fence section. Send the list and we'll quote the whole thing.
My door keeps sticking in the summer. Is that the humidity?
Often, yes. Fort Walton Beach's damp summers swell wood doors and frames, especially near the water. We can plane, re-hang or replace the door and seal it so it stops happening every August.
Niceville: common questions
Do you work in Bluewater Bay?
Yes. Bluewater Bay is part of the Niceville area we cover. Its HOA has rules on fences and exterior changes, so check with them first; we'll give you a written description of the work to send in.
Can you fix a deck on a Niceville bayou lot?
Usually. Decks and stairs near Boggy Bayou and Rocky Bayou take constant moisture, and the boards and fasteners go first. We'll tell you whether it's a few boards or time to rebuild.
We just bought a house in Niceville. Can you knock out a move-in list?
Yes. New owners near Eglin often have the same list: new locks, a few doors that don't latch, fixtures to swap, shelves and TVs to hang, and a fence section to fix. Send it over and we'll quote it as one job.
Valparaiso: common questions
My Valparaiso house is from the 1950s. Where do I start?
With a walk-through. Older Valparaiso homes usually show the same things first: soft wood around doors and windows, doors that drag, and worn-out trim and hardware. We'll tell you what's urgent and what can wait, and quote it.
Do you work on rentals near Eglin's main gate?
Yes. Valparaiso rentals turn over with the base, and owners usually need a quick make-ready between tenants: patching, paint, doors, blinds and small fixes. We'll quote the list and get it done.
Can you repair a dock walkway or deck on Boggy Bayou?
We can handle the deck and walkway side: rotted boards, loose railings and failed fasteners. We'll check what your city or county requires for anything built over the water before we start.
Shalimar: common questions
A tree limb came through my fence in Shalimar. Can you fix just that section?
Usually. With all the trees on Shalimar lots, a limb through one section is common. If the posts on either side are still solid, we can replace the broken section and match it to the rest. Send us a photo and we'll tell you.
Do you do larger jobs around Shalimar Pointe?
Yes. The larger Shalimar Pointe homes see bathroom and kitchen updates, trim and door work, and new or replaced fences. Check your community's rules for exterior work, and we'll quote the job up front.
Is Shalimar in your service area, or just Fort Walton Beach?
Shalimar is in it. We cover Shalimar and its neighbors along Eglin Parkway, including Cinco Bayou and Fort Walton Beach.
Okaloosa Island: common questions
I own a vacation rental on Okaloosa Island. Can you work between bookings?
Yes. Tell us your turnover days and we'll plan around them. Typical Okaloosa Island rental fixes are sliding doors that won't track, loose railings, worn stair treads, rusted fixtures and drywall dings from guests.
Why does everything rust so fast on Okaloosa Island?
You're on a barrier island between the Gulf and the sound, with salt in the air every day. Ordinary screws, hinges and brackets don't last. When we replace hardware here, we tell you which options hold up better.
Do I need my condo association's OK for repairs?
Inside your unit, often not; for anything on the outside, like balconies, railings, doors or windows, usually yes. Ask your association. We'll describe the work in writing so you can send it to them.
Destin: common questions
Can you keep up with repairs on my Destin vacation rental?
Yes. Destin rentals take a lot of wear: doors and locks, drywall, fixtures, deck boards, outdoor showers and gates. Send us your list and your turnover dates, and we'll get the work done between guests.
We're in Kelly Plantation. Will you work with our HOA?
Yes. Destin's golf communities usually need approval for exterior work, including fences, doors and anything visible from the street. We'll write up the work and the materials so you can submit it, and start once it's approved.
What should a Destin homeowner check before storm season?
Fence posts and gates, loose trim and soffit, screens, outdoor fixtures, and anything that could blow around. We can walk the house with you and fix the weak spots before June.

Miramar Beach
Miramar Beach: common questions
I don't live at my Miramar Beach place full time. Can you handle repairs while I'm away?
Yes. Many Miramar Beach owners are out of town. Send photos and a list, we'll quote it in writing, and once it's done we'll send you photos of the finished work.
Do you work inside Sandestin?
Yes. Sandestin, and Miramar Beach in general, has association rules for exterior work and for when and how contractors come in. Tell us your community and we'll follow its process.
My Scenic Gulf Drive house is from the '80s. What usually needs attention?
On older Miramar Beach houses near the Gulf it's usually salt-worn doors and hardware, soft trim and siding, tired decks and stairs, and fences that have been through a few storms. We'll walk it with you and quote what you want done.
